Know Before You Buy: Why Skipping the Survey Can Cost You

At Abbie Jones Consulting, we’ve seen it happen too many times: a new property owner discovers a major boundary issue after closing, only to learn that their title insurance won’t cover it—because they opted out of a survey.


Here’s the truth: title insurance often excludes coverage for boundary line issues, if no survey was conducted before closing. That means even significant overlaps or encroachments may not be covered, leaving the new owner with a mess to sort out—and a bill to pay.


We recently saw this unfold on a residential property in an established neighborhood. After closing, the new owner discovered a major property line conflict. Since no survey had been done before the closing, the title policy excluded this issue and would not pay. The owner had to pay out of pocket for a survey—and when the neighbor disagreed with the findings, they had to hire an attorney as well.
