Service Description

Boundary Survey and Improvement Location: A boundary survey of the subject property will be made and the property corners will be located and verified or reset. The improvements on the property will be located and a check for violations or encroachments onto or from the subject property will be made. This survey can be used by the property owner for the construction of a fence or other improvement. Flood plain certification is restricted to a review of the Flood Insurance Rate Maps (FIRM) (latest revision) and shall not be construed as a confirmation or denial of flooding potential. Residential Lot Survey for platted lot <0.5ac (1980 or newer) meeting state standards. We provide a 8.5x14 (legal size) recordable drawing showing encroachments, easements, setbacks, and all items required by state law for a boundary survey. Call or email for other Lots or Types of Surveys not found online. If your platted lot is not 1980-present, please contact the office for a custom quote. If you want or need your map recorded, we can provide that assistance for an additional fee. Our firm carries workers comp, business insurance, and Errors and Omissions insurance. Our work (and fees) are not comparable to those who do not offer this protection. Also, all our staff are in good standing with the Board of Land Surveyors and have NEVER had violations. We realize lot surveys should be as reasonable as possible for the average homeowner. Since Kentucky eliminated required surveys at closings nearly 40 years ago, many neighborhoods have not been surveyed in a long time. Also, equipment and staff are much more expensive than a long time ago. We come out twice--- Staff will hopefully be able to find all pins or reset pins during the initial site visit. However, it is often necessary to have a second trip back to your property if no original pins were found, because setting the pins is more complicated in that scenario. Because 75% of Lexington requires that additional trip, our standard price includes the time to go out twice. l (WE), the undersigned borrower(s)/purchaser(s), have read, understand and have indicated above the type service desired and have authorized the work to be performed.


Cancellation Policy

You are not required to be present as long as we are provided access to any locked gates (which we will keep closed). To reschedule or cancel please provide 72hr notice. Cancellations will result in 50% refunds as we start on your project immediately. We are glad to provide you with copies of the deeds pulled etc, should you chose to cancel.
